Moving Into a Northern NJ Home: The 90-Day Checklist

Why the First 90 Days Matter

Every long-term homeowner has the same regret: they did not document the home properly in the first three months. They did not record vendor contacts, they let preventive maintenance slip, they missed registration deadlines, and they had to scramble at the first emergency.

This checklist is what we walk every new house management client through in their first 90 days in a Northern NJ home. Tackle it sequentially.

Week 1: Critical Setup

  • Change locks and reprogram garage codes. You do not know who has copies from the previous owner.
  • Locate main shutoffs. Water main, gas main, electrical panel. Test each one and label clearly.
  • Test smoke and CO detectors. Replace batteries; replace any units more than 7 years old.
  • Identify the water heater age and type. Note model and capacity for future reference.
  • Find the HVAC manuals. Locate filter sizes and pre-order a year's supply.
  • Set up utilities under your name. PSE&G, JCP&L, Suez, Veolia, town water and sewer.
  • Establish trash, recycling, and bulk pickup schedule. Each Northern NJ town runs different days.
  • Set up internet, security, and any smart-home systems. Document admin passwords.

Week 2-4: Property Baseline

  • Walk every room with a notepad. Document the state of walls, floors, fixtures, appliances. Take photos with timestamps. This is your move-in baseline for any future damage claims or warranty work.
  • Get the HVAC serviced. Spring or fall is ideal. The technician will give you a system age estimate and any immediate maintenance flags.
  • Service the boiler or furnace. If oil, identify the supplier and any contract terms inherited.
  • Inspect the roof and gutters from the ground. Note any visible issues; book a roofer for a proper inspection if anything looks questionable.
  • Locate the sump pump and test it. Northern NJ basements flood. Confirm the pump runs.
  • Document septic location and last pumping (if applicable). Most Bergen County properties are sewer; some Passaic and Essex County homes are septic.
  • Find the property survey and tax map. These are typically in your closing documents.

Month 2: Vendor Relationships

You need a roster of trusted local vendors before you need them. Establish these now, while you have time, not at 11pm during a leak:

  • General handyman
  • Licensed plumber
  • Licensed electrician
  • HVAC technician
  • Landscape and lawn care
  • Snow removal contract (lock in by October for winter)
  • Pest control
  • House cleaner
  • Painter
  • Roofer

Get two to three names per category. Ask neighbors. Check NJ Division of Consumer Affairs license lookups for plumbers, electricians, and HVAC contractors. For deeper guidance, see our contractor selection guide.

Month 2: Local Registrations and Filings

Northern NJ towns each have their own quirks. Check:

  • Property tax assessment — Verify the assessed value with your tax assessor. File an appeal if assessment is inflated; deadlines are typically April 1 each year.
  • Homestead Benefit / ANCHOR program — File for the NJ property tax relief program if eligible.
  • Voter registration — Update with the county clerk.
  • Vehicle registration — Update address with NJ MVC.
  • Mail forwarding — Verify USPS forwarding is active.
  • Driver license address change — Required within 1 week of move per NJ law.
  • Insurance updates — Homeowner, auto, umbrella policies all need address updates.

Month 3: Preventive Maintenance Calendar

Build your annual maintenance calendar now. Use our seasonal home maintenance checklist as a starting framework. At minimum:

  • HVAC service twice per year (spring + fall)
  • Gutter cleaning twice per year (late spring + late fall)
  • Chimney inspection annually
  • Dryer vent cleaning annually
  • Smoke and CO detector tests quarterly
  • Filter changes every 60 to 90 days
  • Sump pump test quarterly
  • Water heater flush annually

Add reminders to your calendar with vendor contact info attached.

Month 3: Community and Network

  • Introduce yourself to immediate neighbors. Exchange phone numbers for emergencies (water leaks, suspicious activity).
  • Join the local NextDoor or Facebook group for your block or neighborhood.
  • Identify the local elected officials — mayor, council members, county freeholder. Know who to call when zoning or municipal issues come up.
  • Identify the school superintendent and board if you have school-age children.

Documentation System

By end of Day 90, you should have:

  • A binder or digital folder with: closing documents, survey, deed, title insurance, homeowner insurance, vendor roster, utility account numbers, appliance manuals and serial numbers, warranty info
  • A move-in baseline photo set
  • A preventive maintenance calendar
  • A neighbor contact sheet
