Property Management for Small Residential Buildings

You own the building. We handle everything else. Maintenance, tenants, finances, and vendor coordination for 1-10 unit properties in Northern NJ.

What's Included

Property management is about understanding what a property needs to serve you for the long term. We've designed our management services to drive better tenant retention and help our clients plan for necessary operating expenses. It is knowing that the boiler in your 6-unit in Journal Square gets serviced before December. It is catching a leak in unit 3 before it damages unit 2. It is making sure your books are clean when tax season comes around.

Properties We Manage

We specialize in small residential properties because they need a different kind of attention. A 4-unit in The Heights has different needs than a 200-unit high-rise in Newport. We know the difference.

  • Duplexes and triplexes
  • Small apartment buildings (4-10 units)
  • Investor-owned single-family rentals
  • Multifamily homes

Property Management FAQ

Property visits happen on a regular schedule that we establish during onboarding. Most properties receive at least a monthly walk-through. After each visit, you receive a written report documenting the condition of common areas, any maintenance issues identified, and recommended actions. Emergency or seasonal visits are scheduled as needed.

We maintain a network of licensed, vetted vendors across all trades who can respond quickly to emergencies. When a maintenance emergency is reported by a tenant, our team assesses the situation, dispatches the appropriate vendor, and keeps you informed throughout the process. For urgent issues like water leaks, heating failures, or safety hazards, we act immediately and notify you within the hour.
