Getting Started

Getting started is straightforward. Call us at 657.330.8754, text us, or fill out the contact form on our website. We will schedule a phone conversation to learn about your property and your needs, then visit the property in person. After our visit, you receive a written proposal within one week that includes scope, pricing, and a timeline. There is no commitment required until you review and approve the proposal.

Small & Mighty Property Management manages small residential properties with fewer than 10 units, including duplexes, triplexes, small apartment buildings, single-family rental homes, and multifamily properties. We also manage HOAs and condo associations for small buildings. Additionally, we offer House Management services for single-family homeowners who want dedicated property care without owning rental units.

Small & Mighty Property Management serves four counties in Northern New Jersey. Our primary coverage is Hudson County, including Jersey City, Hoboken, Union City, Weehawken, Bayonne, and surrounding towns. We also serve Bergen County, Passaic County, and Essex County. Services & Pricing

Property management pricing depends on the size of your property, the number of units, and the scope of services you need. We provide a clear, written proposal with line-item pricing after our initial property visit. There are no hidden fees. Our pricing is competitive with other Northern NJ property managers, and we are transparent about every cost before you sign any agreement.

Our standard management service includes a dedicated manager, monthly financial reporting, tenant communication, maintenance coordination, regular property visits, vendor management, and emergency response coordination. Budget preparation and bill payment are also included. Any additional services or major project management are scoped and priced separately in writing before work begins.

We offer flexible agreement terms. We believe our service quality should keep you with us, not a contract clause. The specific terms of each management agreement are discussed during the proposal process. We aim to make the relationship work for both parties without locking anyone into a situation that no longer serves them.

Property Management

Property visits happen on a regular schedule that we establish during onboarding. Most properties receive at least a monthly walk-through. After each visit, you receive a written report documenting the condition of common areas, any maintenance issues identified, and recommended actions. Emergency or seasonal visits are scheduled as needed.

We maintain a network of licensed, vetted vendors across all trades who can respond quickly to emergencies. When a maintenance emergency is reported by a tenant, our team assesses the situation, dispatches the appropriate vendor, and keeps you informed throughout the process. For urgent issues like water leaks, heating failures, or safety hazards, we act immediately and notify you within the hour.

Yes. Every property managed by Small & Mighty Property Management is assigned a dedicated manager. This person is your single point of contact for all property-related matters. They know your building, your tenants, and your preferences.

HOA Management

We specialize in small to mid-size homeowners associations, typically for buildings and communities with fewer than 50 units. This includes condo associations, co-ops, and small HOA communities. We believe small associations deserve the same level of professional management that large buildings receive, so we've tailored our services to meet those specific needs.

Yes. We assist new homeowners associations with establishing their governance framework, including setting up financial accounts, creating initial budgets, establishing reserve fund plans, sourcing and contracting vendors, and preparing for the first board meetings. We guide your board through every step of the process.

House Management

House Management is a premium service for owners of single-family homes who want professional oversight of their property's maintenance and care. Unlike traditional property management, which focuses on tenant-occupied rental buildings, House Management is for owner-occupied or vacant single-family homes. Your dedicated house manager handles maintenance scheduling and coordination, vendor sourcing, vetting, and management, seasonal maintenance programs, repair scoping, project management for renovations and remodels, and insurance claim coordination. Think of it as having a property manager for your own home.

Landlord & Tenant

A property manager is a professional who oversees the daily operations of a rental property on behalf of the owner. This includes tenant communication, maintenance coordination, financial reporting, vendor management, and ensuring the property stays in good condition. Property management costs in New Jersey typically range from a percentage of monthly rent to a flat monthly fee depending on the number of units, property type, and scope of services. Landlord insurance is strongly recommended for any rental property in New Jersey. Standard homeowners insurance does not cover rental activity. Landlord insurance typically covers property damage, liability, and lost rental income. The specific coverage you need depends on your property type, number of units, and location. We recommend working with an insurance broker who specializes in NJ rental properties to get appropriate coverage for your building.
