Adding Amenity Income to Small NJ Multifamily Buildings

Why Amenity Income Matters in a Small Building

A 6-unit Jersey City brownstone with $3,000 average rent has $216,000 of gross potential rent. Add $250 per unit per month of amenity income and you have added $18,000 — a 8.3 percent revenue lift with no rent increase. In a market where rent control or tenant pushback limits your annual rent bump, ancillary income is the lever you control unilaterally.

For small NJ multifamily owners, the realistic menu is shorter than for a 200-unit luxury building. Below are the amenities that actually pencil out for buildings under 10 units.

Coin and Card-Based Laundry

Replacing existing tenant in-unit laundry with shared common laundry is rarely worth the friction. But if your building currently has no laundry, adding a shared coin or card room is one of the highest-ROI amenities available.

  • Capital: $4,000 to $8,000 for 2 machines installed
  • Revenue: $40 to $120 per unit per month
  • Payback: 18 to 36 months

For a 6-unit building, expect $300 to $700 of monthly net revenue. Card-based systems (CSCpay, WASH) avoid the coin-counting overhead.

Storage Lockers

Many small NJ buildings have unused basement or garage square footage. Built-in storage lockers rent for $40 to $120 per month per locker in Jersey City, Hoboken, and Hudson County urban markets. Capital is minimal: $300 to $600 per locker built in plywood or steel.

Parking

If you have driveway, garage, or curb-cut access, parking is the single highest-margin amenity in urban NJ. Off-street parking in Downtown Jersey City rents for $200 to $400 per spot per month. If the spot is currently used by you or going unused, that is pure margin.

Document whether parking is part of the existing lease or a separate amenity. If a tenant has been parking free for 5 years, you cannot retroactively charge them — but you can charge new tenants and document the split.

EV Charging

EV adoption in Northern NJ is climbing fast. A Level 2 charger costs $1,500 to $3,000 installed and can be billed at cost-plus through providers like ChargePoint or Wallbox. For tenants with EVs, having on-site charging is a major retention factor and supports a $50 to $100 monthly premium on rent.

Check whether your municipality offers utility rebates — JCP&L and PSE&G have active EV charging incentive programs for multifamily.

Package Rooms and Smart Lockers

Amazon delivers daily to every building in NJ. Lost or stolen packages drive complaints. A small package room with smart lock access (Latch, Luxer One) costs $1,500 to $5,000 and reduces tenant friction. Not a direct revenue line but a retention amenity that justifies a small rent premium.

Bike Storage

If you have a basement corner, a bike rack costs under $500. In rental listings, "bike storage" is a checkbox that pulls in tenants who would otherwise pass. Easy win.

Pet Rent and Pet Deposits

NJ does not prohibit pet rent or pet fees. A $50 monthly pet rent across half your units adds up. Document your pet policy carefully — reasonable accommodation for assistance animals (not pets under the law) is required and you cannot charge pet fees for them.

What Not to Bother With

Skip these in a small building: gyms (low utilization, high liability), rooftop lounges (insurance and code burden), concierge services (no economy of scale), shared workspace (better-suited to lobby buildings).

Operational Bottom Line

Most small NJ landlords can realistically capture $1,000 to $3,000 of new monthly amenity income with under $20,000 of capital. Start with parking and storage (cheap, high-margin), then add laundry if missing. Skip the prestige amenities.
