Summer Maintenance Guide for Northern NJ Properties

Summer in Northern New Jersey means high heat, elevated humidity, and heavy use of cooling systems. For landlords and homeowners across Hudson, Bergen, Passaic, and Essex counties, this season demands proactive maintenance to keep properties comfortable, efficient, and protected from seasonal damage.

At Small & Mighty Property Management, summer maintenance is a core part of our annual property care program. Here is what every NJ property owner should address.

AC Maintenance

Air conditioning failures during a July heat wave are both uncomfortable and expensive. Stay ahead with these steps:

  • Professional tune-up — Schedule HVAC servicing in May or early June. Technicians should check refrigerant levels, clean coils, inspect electrical connections, and test system performance.
  • Filter replacement — Change or clean filters monthly during heavy use. A dirty filter reduces efficiency by up to 15% and strains the system.
  • Condensate drain lines — Clear the condensate drain line to prevent clogs that cause water damage. A mixture of vinegar and water flushed through the line monthly is an effective preventive measure.
  • Window units — For properties with window AC units, clean the filters, check that units are properly secured, and verify that the tilt allows proper drainage.
  • Thermostat settings — Recommend tenants set thermostats to 78 degrees F when home and higher when away. Programmable thermostats pay for themselves in energy savings.

NJ landlords are not legally required to provide air conditioning in most cases, but if AC is provided as part of the lease, you are obligated to maintain it in working order.

Pest Control

Summer is peak pest season in Northern NJ. Common issues include:

  • Ants — Carpenter ants and pavement ants are most active in warm months. Seal entry points and address moisture issues that attract them.
  • Mosquitoes — Eliminate standing water around the property. Check gutters, flower pots, birdbaths, and any container that holds water. NJ municipalities often conduct mosquito control, but property-level prevention is essential.
  • Wasps and hornets — Inspect eaves, soffits, and overhangs regularly. Remove small nests early before colonies grow. Professional removal is recommended for large nests.
  • Termites — Summer swarms indicate established colonies. If you see swarmers or mud tubes, schedule a professional inspection immediately.
  • Roaches and rodents — Keep exterior trash areas clean and sealed. Trim vegetation away from the building. Address any gaps in the building envelope.

Consider a quarterly pest control contract for multifamily properties. Prevention is far cheaper than treatment after an infestation takes hold.

Landscaping

Curb appeal matters for tenant satisfaction and property value. Summer landscaping priorities include:

  • Mowing schedule — Maintain a regular mowing schedule. Grass in NJ should be kept at 3 to 3.5 inches during summer to promote root health and moisture retention.
  • Irrigation — Water deeply but infrequently — one inch per week is the general guideline. Early morning watering reduces evaporation and disease risk.
  • Tree and shrub care — Prune dead or damaged branches. Keep vegetation trimmed away from the building, windows, and utility lines.
  • Mulch — Refresh mulch in planting beds to retain moisture and suppress weeds. Keep mulch at least six inches away from siding and foundation to discourage pests.
  • Weed control — Address weeds in walkways, driveways, and planting beds before they spread.

Deck and Patio Care

Outdoor living spaces get heavy use in summer. Inspect and maintain them:

  • Check deck boards for rot, splitting, or warping and replace as needed
  • Tighten loose railings, balusters, and stair treads
  • Power wash decks and patios to remove mold, mildew, and winter grime
  • Apply sealant or stain to wood decks — NJ humidity demands reapplication every two to three years
  • Inspect concrete patios for cracks and trip hazards
  • Ensure outdoor lighting is functional for evening use and safety

Exterior Painting and Repairs

Summer is the best season for exterior work in NJ. Take advantage of the weather:

  • Inspect siding, trim, and fascia for peeling paint, rot, or damage
  • Scrape, prime, and repaint areas showing wear — catching deterioration early prevents costly replacements
  • Repair or replace damaged caulking around windows, doors, and utility penetrations
  • Address any masonry issues: repoint mortar joints, repair stucco cracks, and seal concrete

Humidity Management

NJ summers bring humidity levels that regularly exceed 70%. Inside the property, this creates conditions for mold, mildew, and structural damage.

  • Dehumidifiers — Run dehumidifiers in basements and lower levels. Target a relative humidity of 50% or below.
  • Ventilation — Ensure bathroom and kitchen exhaust fans are working and vented to the exterior, not into the attic.
  • Basement moisture — Check for water seepage after heavy rains. Address grading and drainage issues on the exterior to keep water away from the foundation.
  • Mold monitoring — Inspect prone areas: bathrooms, basements, closets on exterior walls, and around windows. Address any mold growth immediately per NJ Department of Health guidelines.

Pool and Outdoor Amenities

If your property includes a pool or outdoor amenities:

  • Maintain pool chemistry and filtration according to NJ Department of Health regulations
  • Ensure pool fencing meets NJ barrier requirements (minimum four feet high with self-closing, self-latching gates)
  • Inspect outdoor furniture and replace damaged items
  • Check grills and outdoor cooking areas for gas leaks and proper ventilation
  • Maintain outdoor showers, if applicable, including proper drainage

Tenant Comfort and Communication

Happy tenants renew leases. During summer:

  • Respond to AC repair requests promptly — same day when possible
  • Remind tenants about energy efficiency practices
  • Communicate landscaping schedules so tenants know when crews will be on-site
  • Address noise complaints proactively, as open windows increase neighbor noise

Energy Efficiency Tips

Lower utility costs and improve tenant comfort:

  • Install or upgrade to ENERGY STAR-rated window treatments to block solar heat gain
  • Ensure attic insulation and ventilation are adequate to reduce cooling loads
  • Seal ductwork in unconditioned spaces to prevent cooled air loss
  • Consider ceiling fans in units — they allow tenants to raise the thermostat by four degrees without sacrificing comfort
  • Audit common area lighting and switch to LED if not already done
